Industrial Market Update   The Industrial Market space is a bright spot among all types of Commercial Real Estate. In general we are seeing a  tightening in the Industrial Market in Medina County. This trend is consistent with NE Ohio region; and we are seeing vacancy rates around 7%. I was showing space the other day, and the prospect made the comment…. “I’ll build a building before I pay $5,000.00/month in rent!!” This isn’t the first time I’ve heard this, but I thought it would be worth it to look at the numbers….. This person was looking at the I-71 and Medina Road corridor….. a 2 acre piece of land with decent visibility can easily run you $375,000. Morgan Faunce grew up in the Lake Erie shore area before graduating from Bowling Green State University and moving to Medina. A career in sales, leasing, and property management led him to obtain his real estate sales license in 2007. In 2008, Morgan joined the Gerspacher Real Estate Group as both a real estate agent and property management specialist. He currently manages multiple commercial properties, as well as being one of the firm’s leading agents.
